Job Description

Key Responsibilities

  • Prepare accurate quantity take-offs, BOQs, cost estimates, and cost plans.
  • Review architectural, structural, civil, and MEP drawings and specifications.
  • Conduct site measurements and verify completed works and quantities.
  • Monitor project costs, budgets, material quantities, and wastage.
  • Prepare interim valuations, payment applications, and progress claims.
  • Evaluate variations, change orders, additional works, and site instructions.
  • Review subcontractor measurements, quotations, and payment applications.
  • Prepare comparison sheets for subcontractor and supplier quotations.
  • Monitor project expenditure against approved budgets and identify potential cost overruns.
  • Assist with tendering, procurement, subcontract administration, and commercial evaluations.
  • Prepare monthly cost reports, forecasts, and commercial documentation.
  • Assist with final accounts, claims, and contract administration.
  • Coordinate with Project Managers, Site Engineers, Procurement Teams, Consultants, Subcontractors, and Suppliers.
  • Maintain accurate records of measurements, costs, variations, contracts, and project documentation.

Requirements

  • Bachelor’s Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
  • 3–7 years of relevant experience in Quantity Surveying within the construction industry.
  • Strong building/construction project experience is required.
  • Experience in villa, residential, commercial, high-rise, or general building projects is an advantage.
  • Strong knowledge of BOQ, quantity take-offs, estimation, valuations, variations, cost control, and final accounts.
  • Ability to read and interpret construction drawings and specifications.
  • Good understanding of construction materials, labour rates, subcontractor pricing, and local market costs.
  • Knowledge of construction contracts and commercial procedures; FIDIC experience is an advantage.
  • Proficiency in MS Excel and AutoCAD; experience with QS/estimation software is an advantage.
  • Strong analytical, numerical, negotiation, communication, and problem-solving skills.
  • Bahrain/GCC construction experience is highly preferred.
  • Must be currently available in Bahrain.
  • Immediate joiner is highly preferred.
  • Candidates with cancelled/transferable visa or valid local status are preferred.
