The company manages residential building projects from pre-construction planning through site establishment, construction, subcontractor coordination, inspections, quality control and final completion.

Although the company undertakes projects in both Auckland and Christchurch, this employment is specifically offered for the company's Auckland residential construction projects.

Position Purpose

The Project Builder is responsible for planning, organising, directing, controlling and coordinating the construction of residential dwellings undertaken by Grewal Homes Ltd in the Auckland region.

The position has overall responsibility at project level for coordinating labour, subcontractors, materials, plant, construction programmes, costs, quality, health and safety and regulatory requirements to ensure residential building projects are delivered safely, efficiently, to the required construction standard, within approved budgets and according to agreed completion programmes.

The Project Builder will work closely with the Director, architects, engineers, quantity surveyors, council representatives, suppliers, tradespeople, subcontractors and property owners throughout the construction process.

Key Duties and Responsibilities

1. Planning and Organising Residential Construction Projects

  • Plan, organise and coordinate residential construction projects from commencement through to practical completion and handover.
  • Review approved architectural drawings, engineering plans, specifications, building consents and construction documentation before commencement of works.
  • Develop detailed construction programmes setting out the sequence and timing of different stages of the building process.
  • Determine labour, subcontractor, material, plant and equipment requirements for individual projects.
  • Establish construction milestones and monitor project progress against approved programmes.
  • Coordinate site establishment and commencement of construction activities.
  • Identify potential project delays or construction issues and implement appropriate corrective measures.
  • Coordinate multiple construction activities to ensure efficient sequencing of trades and resources.

2. Interpretation of Architectural and Construction Documentation

  • Read, assess and interpret architectural plans, structural drawings, engineering specifications and other construction documentation.
  • Ensure construction teams and subcontractors understand relevant plans, specifications and scope of works.
  • Identify discrepancies or practical construction issues within project documentation and liaise with appropriate professionals for clarification.
  • Ensure construction activities are performed in accordance with approved drawings, specifications and consent documentation.
  • Maintain current copies of relevant construction plans and documentation on site.

3. Coordination of Labour and Subcontractors

  • Plan and coordinate labour resources required to complete residential construction projects.
  • Coordinate subcontractors including builders, electricians, plumbers, roofers, plasterers, painters, tilers and other specialist trades.
  • Allocate and sequence work to ensure subcontractors attend sites at appropriate stages of construction.
  • Provide project and site instructions to contractors and tradespeople.
  • Monitor the performance, productivity and progress of subcontractors.
  • Ensure subcontractors complete their work according to required specifications, timeframes and standards.
  • Address site coordination issues between different trades.
  • Report significant subcontractor performance concerns to the Director where necessary.
  • Verify completion of subcontracted works before progressing to subsequent construction stages.

4. Procurement and Delivery of Materials, Plant and Equipment

  • Determine construction material requirements from drawings, specifications and project programmes.
  • Coordinate procurement and timely delivery of construction materials, plant and equipment.
  • Liaise with suppliers regarding product availability, delivery schedules and project requirements.
  • Ensure materials are available when required to prevent construction delays.
  • Monitor material usage and minimise unnecessary waste and loss.
  • Check delivered materials for quantity, quality and compliance with project specifications.
  • Coordinate appropriate storage and protection of materials on construction sites.
  • Identify procurement issues that may affect project programmes and arrange alternatives where appropriate.

5. Construction Programme Management

  • Develop, maintain and monitor construction schedules for Auckland residential projects.
  • Establish critical construction milestones including foundations, framing, roofing, services, lining, finishing and completion.
  • Coordinate different trades according to the construction programme.
  • Monitor daily and weekly progress against scheduled targets.
  • Identify delays resulting from labour shortages, materials, weather, subcontractors or other factors.
  • Reschedule construction activities where necessary to minimise delays.
  • Provide progress reports to the Director.
  • Ensure projects remain focused on agreed practical completion dates.

6. Cost and Budget Control

  • Monitor construction activities against approved project budgets.
  • Review material requirements and subcontractor costs relevant to project delivery.
  • Assist with evaluating quotations from suppliers and subcontractors.
  • Monitor variations that may affect construction costs.
  • Identify potential cost overruns and report them to the Director.
  • Maintain project cost information and supporting documentation.
  • Ensure unnecessary material, labour and subcontractor expenditure is minimised.
  • Assist with evaluating the financial implications of construction variations and changes.
  • Balance construction cost requirements against quality, compliance and programme objectives.

7. Liaison with Architects, Engineers and Construction Professionals

  • Consult and liaise with architects, structural engineers, civil engineers, designers, quantity surveyors and other construction professionals.
  • Obtain technical clarification regarding drawings, specifications and building requirements.
  • Coordinate implementation of architectural or engineering amendments.
  • Arrange attendance of relevant professionals where construction matters require inspection or technical input.
  • Communicate project progress and construction issues to relevant consultants.
  • Ensure technical instructions provided by qualified professionals are communicated and implemented on site.

8. Liaison with Property Owners and Other Stakeholders

  • Liaise with property owners, developers and other relevant stakeholders regarding construction progress.
  • Provide project updates within the authority delegated by the company.
  • Coordinate access to construction sites where required.
  • Discuss construction-related matters and refer material contractual or commercial decisions to the Director where necessary.
  • Manage routine project communications throughout the construction lifecycle.
  • Assist in resolving practical construction issues involving clients, contractors and consultants.

9. Building Consent and Regulatory Compliance

  • Ensure residential construction activities comply with approved building consents, construction drawings and relevant legislative requirements.
  • Monitor adherence to the New Zealand Building Code and applicable building standards.
  • Ensure required documentation is available for construction and inspection purposes.
  • Coordinate the implementation of conditions imposed through building consent documentation.
  • Identify non-compliant work and arrange corrective action before subsequent work proceeds.
  • Maintain appropriate records relating to inspections and regulatory requirements.

10. Council and Building Inspections

  • Coordinate required building inspections with the appropriate local authority.
  • Ensure work is ready for inspection before council inspectors attend the site.
  • Attend or facilitate inspections where required.
  • Maintain records of inspection results.
  • Arrange rectification of issues identified during inspections.
  • Coordinate re-inspections where required.
  • Ensure required inspections are successfully completed before construction progresses to relevant subsequent stages.
  • Assist with documentation required for project completion and Code Compliance Certificate processes.

11. Quality Control

  • Establish and maintain appropriate construction quality standards across residential projects.
  • Inspect building work at different stages of construction.
  • Ensure workmanship complies with plans, specifications and expected construction standards.
  • Identify defective or incomplete work and require appropriate rectification.
  • Monitor quality of subcontractor work.
  • Ensure specified construction materials and products are used.
  • Maintain quality-control records where appropriate.
  • Conduct pre-completion inspections and prepare lists of outstanding or defective work.
  • Coordinate completion of remedial items before final handover.

12. Health and Safety Management

  • Ensure construction sites are operated in accordance with applicable workplace health and safety requirements.
  • Promote safe construction practices among employees and subcontractors.
  • Identify site hazards and ensure appropriate controls are implemented.
  • Ensure workers use appropriate personal protective equipment.
  • Monitor site housekeeping and safe access.
  • Coordinate site inductions and safety requirements where applicable.
  • Address unsafe work practices promptly.
  • Report significant health and safety matters to the Director.
  • Ensure subcontractors comply with Grewal Homes Ltd's site health and safety requirements.

13. Supervising Site Progress

  • Undertake regular site inspections to monitor construction progress.
  • Supervise construction activities and ensure work is completed in the correct sequence.
  • Check that trades are meeting required project deadlines.
  • Resolve routine day-to-day construction issues.
  • Monitor site productivity and utilisation of resources.
  • Coordinate access for employees, subcontractors, suppliers and inspectors.
  • Ensure project sites remain appropriately organised throughout construction.
  • Maintain regular communication with the Director regarding progress, delays and significant issues.

14. Managing Variations and Construction Changes

  • Assess requested or required changes to construction work.
  • Determine the potential effect of variations on sequencing, materials, subcontractors, costs and construction timeframes.
  • Coordinate approved changes with relevant trades and professionals.
  • Ensure amended plans or instructions are communicated to relevant personnel.
  • Maintain records of construction variations.
  • Monitor implementation of approved changes.
  • Refer variations requiring significant commercial approval to the Director.

15. Tender and Contract Support

  • Assist with preparation and assessment of construction tenders and subcontractor quotations.
  • Review proposed scope of works and construction requirements.
  • Obtain quotations from trades and suppliers where required.
  • Compare quotations against specifications, project requirements and available budgets.
  • Assist the Director in selecting appropriate contractors and suppliers.
  • Maintain relevant subcontractor and supplier documentation.
  • Ensure agreed project scope is communicated to subcontractors before commencement of work.

16. Project Documentation and Reporting

  • Maintain accurate records of project progress and significant site activities.
  • Prepare project status and progress reports for the Director.
  • Maintain records relating to subcontractors, materials, inspections, variations and construction milestones.
  • Record and report project delays and corrective actions.
  • Maintain photographic or other project records where required.
  • Ensure relevant construction documentation is appropriately retained.
  • Provide the Director with regular information regarding programme, costs, quality and project risks.

17. Project Completion and Handover

  • Coordinate final stages of construction and practical completion.
  • Conduct detailed inspections before project handover.
  • Prepare and manage defect and remedial-work lists.
  • Coordinate subcontractors to complete outstanding work.
  • Ensure required inspections and compliance matters are completed.
  • Compile relevant project completion documentation.
  • Coordinate final cleaning and preparation of the dwelling for handover.
  • Assist with client handover and respond to relevant construction queries.
  • Coordinate rectification of legitimate post-completion construction defects within the company's responsibility.

Pay: $37.00 – $42.00 per hour
