Job Summary
The Project Manager will be responsible for managing a portfolio of joinery and interior fit-out projects, ensuring that projects are delivered on time, within approved budgets, to the required quality standards, and in accordance with contractual requirements.
The successful candidate will manage multiple Project Engineers, Site Engineers, Site Supervisors, Foremen, subcontractors, suppliers, and factory teams.
The role requires strong leadership, commercial awareness, technical understanding, planning ability, and the confidence to make decisions and resolve problems independently.
This is NOT a single-site Project Manager position.
The successful candidate must be capable of managing multiple active sites simultaneously and maintaining overall control of project progress, resources, costs, production, procurement, and client requirements.
Key Responsibilities
1. Overall Project Management
Take full responsibility for the successful delivery of assigned joinery and interior fit-out projects.
Manage multiple projects and sites simultaneously.
Establish project execution strategies, priorities, programmes, and resource requirements.
Ensure all projects are delivered according to approved scope, programme, budget, quality, and contractual requirements.
Establish clear responsibilities and targets for project teams.
Monitor overall project performance and intervene where projects are falling behind.
Act as the senior point of escalation for project-related issues.
Make timely decisions to prevent delays and cost overruns.
2. Project Planning \& Programme Management
Develop and maintain detailed project programmes from mobilisation through completion and handover.
Coordinate project schedules with factory production, procurement, logistics, and site installation.
Establish project milestones and critical activities.
Monitor planned vs. actual progress across all projects.
Identify delays and develop recovery programmes.
Ensure project teams maintain accurate look-ahead programmes.
Coordinate priorities between multiple sites and the factory.
Ensure long-lead materials and critical production items are planned well in advance.
3. Factory \& Joinery Coordination
Work closely with the Factory Manager and Joinery Planner to coordinate production requirements.
Ensure site requirements are translated into clear factory production priorities.
Monitor production progress against site installation requirements.
Resolve conflicts between factory capacity and project requirements.
Coordinate drawings, material approvals, production, QC, packing, and dispatch.
Ensure joinery is produced and delivered according to site installation sequences.
Identify potential factory-related delays and implement recovery actions.
4. Site Management
Oversee multiple project sites through Project Engineers, Site Engineers, Site Supervisors, and Foremen.
Conduct regular site visits and project reviews.
Ensure site teams are properly resourced and working according to project requirements.
Monitor site progress, productivity, manpower, materials, and installation quality.
Ensure site activities are properly coordinated with other trades.
Resolve site coordination and technical issues.
Ensure work is executed according to approved drawings and specifications.
Ensure proper housekeeping, safety, and site discipline.
5. Client \& Consultant Management
Maintain professional relationships with clients, consultants, designers, developers, and main contractors.
Attend project meetings and represent Golden Link professionally.
Manage client expectations and communicate project status clearly.
Resolve project issues and coordinate approvals.
Review and respond to project correspondence, instructions, and site requirements.
Ensure commitments made to clients are properly communicated to the project team and delivered.
6. Commercial \& Cost Control
Take responsibility for project commercial performance together with the commercial/accounts team.
Monitor project budgets, costs, variations, wastage, and resource utilization.
Identify potential cost overruns and take corrective action.
Review variations, additional works, and client instructions.
Ensure variations are properly documented and submitted.
Monitor subcontractor and supplier performance and costs.
Review project progress against billing and payment milestones.
Support the commercial team in protecting company margins and contractual entitlements.
7. Procurement \& Material Management
Coordinate project procurement requirements with the Procurement Department.
Review material requirements and ensure purchasing is aligned with the project programme.
Monitor long-lead and critical materials.
Ensure materials arrive on time and in accordance with approved specifications.
Resolve procurement issues that may affect project progress.
Coordinate material delivery between suppliers, factory, warehouse, logistics, and sites.
8. Design, Drawing \& Technical Coordination
Coordinate with Design, Drafting, Estimation, and Engineering teams.
Ensure required shop drawings and technical information are available before execution.
Monitor drawing approvals and revisions.
Resolve technical and design coordination issues.
Ensure site teams and factory teams are working with the latest approved information.
Identify discrepancies between drawings, BOQs, specifications, and site conditions.
9. Subcontractor \& Supplier Management
Manage and monitor subcontractors across multiple projects.
Ensure subcontractors meet agreed programmes, quality standards, and contractual requirements.
Monitor manpower and productivity.
Coordinate subcontractor mobilisation and demobilisation.
Resolve performance issues and escalate serious non-performance.
Ensure subcontractor works are properly inspected and completed before certification.
10. Quality Control
Ensure projects meet Golden Link's quality standards and contractual specifications.
Monitor quality throughout production and site installation.
Ensure inspections are carried out at appropriate stages.
Minimize rework, defects, wastage, and NCRs.
Ensure snagging is properly controlled and closed.
Coordinate final inspections, testing, rectification, and handover.
11. Project Reporting
Prepare and review weekly project progress reports.
Maintain a consolidated dashboard covering all assigned projects.
Report project status, progress, costs, procurement, production, manpower, risks, and delays.
Provide management with early warning of potential project problems.
Track project KPIs and corrective actions.
Conduct regular internal project review meetings.
12. Handover \& Close-Out
Ensure projects are completed according to contractual requirements.
Coordinate snagging and final rectification.
Ensure all documentation required for handover is completed.
Coordinate client inspections and final handover.
Ensure outstanding commercial and contractual matters are followed through to closure.
Support final account and project close-out.
Conduct post-project reviews and identify lessons for future projects.

The Project Manager must be capable of managing through the team rather than attempting to personally handle every site-level task.

Candidate Requirements
Essential
Minimum 7 years of experience in interior fit-out, joinery, construction, or related project execution.
At least 3 years in a Project Manager / Senior Project Manager position.
Proven experience managing multiple projects/sites simultaneously.
Strong experience in interior fit-out and joinery projects.
Proven experience managing Project Engineers, Site Engineers, Supervisors, Foremen, subcontractors, and suppliers.
Strong knowledge of joinery manufacturing and installation.
Strong understanding of architectural finishes and interior fit-out works.
Strong project planning and programme management skills.
Strong commercial and cost-control awareness.
Ability to read and understand drawings, BOQs, specifications, and project programmes.
Strong client and consultant management skills.
Excellent communication, leadership, and problem-solving abilities.
Strong knowledge of Microsoft Excel and project planning software.
Preferred
UAE/GCC experience.
Experience managing hospitality, luxury villas, commercial, retail, residential, or high-end fit-out projects.
Experience working with major developers, consultants, main contractors, or hospitality groups.
Experience coordinating large joinery factories with multiple active sites.
Experience with Primavera P6, MS Project, ERP systems, or similar project management tools.
Engineering or Architecture degree/diploma is preferred.
Who We Are Looking For
We are looking for a hands-on senior Project Manager, not an administrator.
The ideal candidate can walk into a project that is behind schedule, understand why it is behind, identify what needs to be done, assign responsibility, coordinate the factory and site teams, and recover the programme.
You should be comfortable managing several projects at different stages simultaneously.
You should be able to move between:
Client Meeting → Project Programme → Factory Production → Procurement → Site Execution → Commercial Issues → Quality → Handover
and maintain control over the entire process.
Candidates who have only managed one small site at a time will not be considered suitable.
