Overview

Reporting to the Director of Leasing Eastern Canada, the Leasing Manager is responsible for overseeing all leasing activities and performance analytics for Centurion owned and managed apartment communities in Ontario, along with a group of Leasing Coordinators based out of our Head Office.

The Leasing Manager leads and develops a team of Leasing Agents, Analysts \& Coordinators to achieve occupancy, revenue, and customer service targets, while ensuring consistent execution of leasing standards, reporting accuracy, and operational excellence.

Responsibilities

Leadership \& Team Management

Provide direct leadership, coaching, and ongoing performance feedback to a team of Leasing Agents, Leasing Analysts and Leasing Coordinators. Also, liaise with Director of Leasing and Asset Managers on field feedback. Establish clear leasing targets and performance expectations, and hold team members accountable to conversion ratios, closing percentages, and occupancy goals. Conduct regular one-on-one meetings and complete quarterly performance evaluations.

Support recruitment, onboarding, and training of new hires to ensure consistent leasing standards and customer experience. Develop and conduct ongoing leasing training sessions focused on objection handling, closing techniques, follow-up strategies, and sales performance. Work closely with underperforming team members to implement performance improvement plans. Foster a collaborative, high-performance team culture focused on results and service excellence.

Leasing Operations \& Performance

Oversee all day-to-day leasing activity to ensure achievement of occupancy and revenue targets. Track, monitor, and analyze traffic, lead sources, appointment ratios, and conversion metrics to identify trends and performance gaps. Review rental rates, availability, and promotional strategies to optimize leasing velocity and minimize vacancy exposure. Organize, market, and host open houses and leasing events to support traffic generation. Assist with complex lease negotiations and act as escalation point for challenging prospect or Resident situations. Ensure leasing documentation is completed accurately and in compliance with company policies and applicable legislation. Support Resident Managers to optimize leasing processes throughout the assigned portfolio.

Market Intelligence \& Strategy

Conduct and analyze regular market surveys to gain a comprehensive understanding of competing properties and current market conditions. Provide market insights and actionable recommendations regarding rental rates, incentives, and positioning to leasing, operations, and senior leadership teams. Monitor industry trends and local market activity to support proactive pricing and marketing strategies.

Cross-Functional Collaboration

Liaise with Leasing and Call Centre members to align lead generation strategies with on-site leasing performance goals. Provide feedback regarding lead quality, advertising effectiveness, and campaign performance. Oversee Leasing Coordinators in the execution and accuracy of lead generation initiatives, online vacancy advertising, and property listing management across multiple platforms, ensuring listings, pricing, floor plans, and marketing materials remain accurate, current, and optimized for visibility. Identify opportunities to enhance lead generation efforts and support the qualification and conversion of prospective Residents. Develop and foster positive relationships with internal and external stakeholders to support leasing success.

Administration \& Reporting

Maintain accurate leasing reports and ensure data integrity across all systems. Prepare weekly and monthly leasing performance reports summarizing traffic, conversions, occupancy, and market conditions. Ensure proactive and timely resolution of prospective and current Resident inquiries. Complete other duties and tasks as assigned by the Vice President of Leasing and Call Centre Operations.

Requirements

  • A passion for excellence in customer service delivery;
  • Minimum Grade 12 education;
  • 5-7 years of direct residential leasing experience required;
  • Strong interpersonal and oral communication skills;
  • Excellent organizational skills with a strong ability to prioritize and multi-task;
  • Able to work both independently and comfortably as part of a team;
  • Aptitude for working in a deadline-oriented environment;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Forward thinking with an ability to develop creative strategic solutions to difficult issues in a timely manner;
  • Previous experience providing training and mentorship;
  • Willing to travel throughout Canada;
  • Strong command of MS Office products: Word, Excel, PowerPoint, Outlook;
  • Commitment to discretion and confidentiality; and
  • Experience with Yardi property management systems considered an asset.
