Fit-Out Manager – Construction Operations Job Summary We are looking for an experienced Fit-Out Manager to join our Construction Operations team. The role will be responsible for leading and managing all architectural, fit-out, and finishing works from execution through snagging and final handover, ensuring projects are delivered to the required standards of quality, safety, productivity, and schedule. The ideal candidate should have strong experience in high-end fit-out and finishing works, with a solid background in hospitality, luxury residential, F\&B, or other high-quality commercial projects. Key Responsibilities * Lead and manage all architectural, fit-out, and finishing works from execution through snagging and final handover. * Manage and supervise Fit-Out Engineers, Supervisors, subcontractors, and site teams. * Develop work plans, allocate resources, and monitor progress, productivity, quality, and workmanship. * Coordinate fit-out activities with Civil, MEP, Technical Office, QA/QC, and other project teams. * Review and coordinate architectural drawings, shop drawings, material submittals, samples, mock-ups, and construction details. * Oversee high-end finishing works, including joinery, millwork, stone and marble, ceilings, flooring, doors, wall finishes, and decorative elements. * Ensure proper MEP coordination before closing ceilings, walls, floors, and other finished areas. * Monitor subcontractor performance and ensure works are executed in accordance with approved drawings, specifications, and project requirements. * Identify and resolve site issues, technical clashes, and coordination challenges in a timely manner. * Conduct regular site inspections and ensure compliance with quality standards, approved materials, and workmanship requirements. * Minimize rework, delays, and material wastage through effective planning, coordination, and supervision. * Monitor project milestones and ensure fit-out activities are completed on time and within the required quality standards. * Coordinate and manage snagging, de-snagging, testing, inspections, and final handover. * Maintain effective communication with consultants, clients, subcontractors, suppliers, and internal project teams. * Ensure compliance with applicable Saudi Building Code (SBC), project specifications, HSE requirements, and company standards. * Prepare and provide regular updates on progress, manpower, site issues, risks, and completion status.

Requirements * Bachelor’s degree in Architectural Engineering, Architecture, or Civil Engineering. * 10+ years of overall construction experience, including at least 3–5 years in a senior Fit-Out / Finishing management role. * Strong experience with a Main Contractor or Specialist Fit-Out Contractor. * Proven track record in high-end hospitality, luxury residential, F\&B, commercial, or premium fit-out projects. * Strong technical knowledge of architectural drawings, shop drawings, construction details, and finishing specifications. * Strong knowledge of joinery, millwork, stone and marble, ceilings, flooring, doors, wall finishes, and decorative works. * Strong MEP coordination and subcontractor management skills. * Excellent understanding of fit-out execution, sequencing, planning, and site coordination. * Good knowledge of the Saudi Building Code (SBC) and relevant construction standards. * Previous Saudi Arabia construction experience is preferred. * Strong leadership, communication, problem-solving, and decision-making skills. * Ability to manage multiple work fronts and deliver projects under tight deadlines. * Experience with Procore and/or Primavera P6 is an advantage.
