What this opportunity involves:

We are seeking an experienced Commercial Portfolio Director to lead the strategic input and execution of one of our premium Financial Services clients on their Australian commercial property portfolio. This senior leadership position offers an exciting opportunity to drive asset strategy, maximise portfolio value, and deliver exceptional outcomes.

Reporting to the Account Director, you will be the key commercial authority responsible for all transactional and property management outcomes, including transactions and retailer/tenant management of the owned premises.

Key Responsibilities:

Strategic Portfolio Management

Develop and implement portfolio strategies to maximize asset performance, income, and value while minimizing risk

Oversee data analytics, insights, and governance to drive informed decision-making

Lead process automation and reporting enhancements

Manage external consultants including tenant representatives, project teams, and valuers

Transactions \& Leasing

Execute complex lease transactions across the portfolio, including project sites

Negotiate new leases, renewals, options, and market rent reviews to achieve optimal outcomes

Manage acquisition and divestment activities for freehold sites

Build strong relationships with landlords and developers to identify market opportunities

Deliver detailed business cases, transaction analysis, and due diligence

Achieve savings targets and transactional KPIs

Client \& Stakeholder Management

Act as the primary commercial interface between the client and all stakeholders

Exceed service delivery expectations through proactive relationship management

Track progress against strategic initiatives including asset positioning and leasing strategies

Coordinate cross-functional engagement across the JLL account team

Financial \& Property Management

Oversee budget development, rent roll management, and financial reporting

Manage retailer and tenant relationships

Ensure compliance with lease obligations, occupational health and safety requirements

Maintain data accuracy exceeding 98% across all systems

Manage cost recovery, outgoings reconciliations, and debt collection

Key Skills \& Requirements

Minimum 10 years' experience in commercial property transactions with demonstrated success in significant office lease negotiations

Strong contract and lease interpretation skills with proven strategic and operational capabilities

Experience working with major corporate clients and managing complex stakeholder relationships

Valid State Real Estate Licence/Sub-Agent's Licence

High-level financial acumen, commercial judgment, and analytical skills with strong computer literacy

Proven ability to add value through strategic asset positioning and innovative leasing strategies

Tertiary qualifications in Property or Legal disciplines (preferred) and property management experience (desirable)

Willingness to travel occasionally within Australia with the personality and standing to represent the client, JLL, and the property community
