Rental Portfolio Manager

Full time - female only.

We are seeking a versatile, hands-on Short-Term Rental Operations Manager to oversee the end-to-end performance of our diversified property portfolio. This role requires a unique blend of analytical revenue strategy, high-standard hospitality, and gritty on-the-ground operational logistics. You will be responsible for maximizing occupancy across luxury, corporate, and leisure segments while maintaining pristine physical property standards and exceptional guest satisfaction

Key Responsibilities Multi-Tier Revenue \& Listing Strategy

• Dynamic Yield Management: Utilize algorithmic pricing engines to adjust daily rates based on seasonal trends, corporate demand shifts, and local events.
• Agile Listing Optimization: Customize listing copy, photo curation, and SEO strategies to appeal simultaneously to executive travelers, vacationers, and high-end guests.
• Cross-Channel Synchronization: Maintain a centralized Property Management System (PMS) to eliminate double-bookings across multiple booking platforms and direct sites.

Hybrid Guest Experience \& Concierge Services

• Responsive Communication: Act as the primary point of contact from initial inquiry to checkout, maintaining an under-15-minute average response time.
• Varying Guest Adaptability: Seamlessly pivot service styles, providing self-service efficiency for corporate guests and high-touch concierge support for luxury travelers.
• Review Cultivation: Proactively solve guest issues in real time to secure consistent, high-rating reviews across all portfolio assets.

Cleaning Logistics, Maintenance \& Field Operations

• Vendor \& Team Leadership: Recruit, train, and schedule cleaning professionals, using turnover coordination software to automate scheduling.
• On-Site Inspections: Conduct routine physical walkthroughs to ensure property staging, deep cleaning, and linen quality meet strict standards.
• Supply Chain \& Inventory: Audit, source, and restock guest amenities, corporate office essentials, and luxury consumables.
• Asset Maintenance: Coordinate with local HVAC, plumbing, and electrical vendors for immediate emergency fixes and long-term preventative care.

Required Qualifications

• Flexible Tech Adaptability: High proficiency learning property management software, dynamic pricing platforms, smart locks, and internal communication tools.
• Geographic Proximity: Located within reasonable driving distance of the properties to handle physical inspections, lockouts, or emergency maintenance.
• Schedule Agility: On-call availability during peak hospitality hours, including evenings, weekends, and holidays.

Resourcefulness: A robust personal or professional network of reliable local contractors, handymen, and cleaners.

Pay: From RO300.000 per month
