Property Executive cum Fire Safety Manager – JLL

What this job involves:

Join JLL's Integrated Facilities Management team as a Property Executive cum Fire Safety Manager, where you'll play a critical role in ensuring seamless property operations across our portfolio. In this dual-function position, you'll manage repair and replacement projects, oversee defect rectification, and serve as the primary liaison between building owners, facilities management companies, contractors, and tenants. Beyond day-to-day property management, you'll champion fire safety compliance as a certified Fire Safety Manager, conducting inspections, engaging with tenants, and ensuring regulatory adherence with SCDF and JTC. This role is perfect for someone who thrives in a dynamic environment, balancing technical expertise with strong relationship management to deliver exceptional client service while maintaining the highest safety and compliance standards across our sites.

What your day-to-day will look like:

Oversee project execution and defect management by monitoring repair and replacement works, coordinating with contractors, and ensuring timely completion of defect rectifications while providing regular progress updates to building owners, FMC, and stakeholders

Act as the central point of contact for tenant engagement, addressing concerns and minimizing operational disruption during work periods through proactive communication and relationship building

Champion safety-first culture across all sites by identifying safety risks, ensuring contractor compliance, and driving behavioral changes among staff and partners to improve overall safety performance

Conduct fire safety inspections within tenanted units, plan inspection schedules, issue engagement letters, perform premise assessments, and escalate breaches to SCDF when necessary, as part of your FSM responsibilities

Ensure regulatory compliance by maintaining strict adherence to client policies, government regulations, JLL internal SOPs, and all safety, environmental, and statutory requirements across the portfolio

Prepare and submit comprehensive reports including engineering documentation, facilities report, project progress updates, fire safety findings, and monthly reports to JTC within required timeframes

Attend meetings and inspections with building owners, clients, suppliers, and service providers to maintain strong working relationships and deliver on performance commitments

Required Qualifications:

Certified Fire Safety Manager (FSM) certification—this is mandatory for the role

Educational pathway (one of the following): Diploma in Building or Facilities Discipline from a recognized institution with minimum 3 years' relevant experience, OR ITE/NTC in Facility Management or technical discipline with minimum 5 years' experience

Technical background in M\&E (Mechanical \& Electrical) and/or civil/building disciplines with hands-on experience in facilities and project management

Proven knowledge of statutory requirements and regulatory compliance including local safety, environmental, and building regulations

Strong computer proficiency in Microsoft Office Suite, MS Project, PowerPoint, and Excel for report preparation and project tracking

Customer service excellence with demonstrated ability to manage multiple stakeholders including building owners, tenants, contractors, and regulatory authorities

Availability for site-based work with flexibility to respond to operational needs and work under pressure during critical project phases

Preferred Qualifications:

Experience working with JTC properties or government-linked portfolios

Previous experience in integrated facilities management (IFM) environments managing multiple sites

Familiarity with building management systems (BMS) and facilities management software platforms

Project management certification (e.g., PMP, PRINCE2) or additional technical certifications

Track record of successfully managing tenant relations in high-occupancy commercial or industrial properties
