  • Permanent Full-time (40 hours per week)
  • Normal working hours are Monday to Friday between the hours of 8.00am \& 6.00pm
  • Based in Auckland, but the portfolio spans regions from Northland down to Tauranga

We are looking for an experienced Property and Facilities Manager to lead the strategic, operational, and financial management of Ember's diverse property and accommodation portfolio.

This is a key leadership role reporting to the CFO, offering the opportunity to shape property strategy, optimise assets, and ensure our property portfolio supports the delivery of vital community services.

The Role \| Nga mahi

As Property and Facilities Manager, you will be responsible for overseeing a varied portfolio of residential, commercial, office, retail, and service delivery properties.

You'll work closely with senior leaders to develop and deliver property strategies, manage property performance, ensure regulatory compliance, and build strong relationships with landlords, suppliers, and stakeholders. You'll also provide leadership to tenancy and housing coordination functions across the organisation.

Key responsibilities include:

  • Developing and implementing Ember's property and accommodation strategy
  • Managing property budgets, OPEX expenditure, rent reviews, reconciliations, and reporting
  • Leading property acquisition, leasing, and tenancy activities
  • Overseeing Healthy Homes, BWOF, Health \& Safety, and other compliance requirements
  • Managing property maintenance programmes, inspections, and contractor performance
  • Building productive relationships with landlords, agents, councils, developers, and suppliers
  • Supporting and developing property and tenancy team members
  • Providing strategic advice and reporting to senior leadership.
You will have \| Nga Pukenga
  • Bachelor's degree in Property, Business, Commerce, Facilities Management, or related field, or equivalent experience
  • At least 5 years' experience in property management, facilities management, commercial leasing, and/or asset management (or 10+ years' relevant experience if no formal qualification is held)
  • Minimum 3 years' experience within the Community Housing Provider (CHP) sector
  • Experience managing suppliers, contractors, landlords, and stakeholders
  • Strong financial management, budgeting, and reporting capability
  • Experience managing property maintenance, inspections, and compliance programmes
  • Strong contract management and negotiation skills
  • Solid understanding of New Zealand property legislation, including the Residential Tenancies Act and Healthy Homes Standards
  • Full and current NZ Driver's licence
  • Valid/Current work visa, residency, or citizenship
