The Opportunity
We are seeking a Project Manager, Construction to join our Toronto team and provide end-to-end leadership for the delivery of purpose-built rental apartment projects across the Greater Toronto Area.
Reporting to the Director of Construction, the Project Manager will be accountable for project planning, procurement, cost control, schedule management, design and field coordination, contract administration, risk management, and closeout. Working in partnership with the Site Superintendent, consultants, trade contractors, and internal development and operations teams, this role will ensure projects are delivered safely, on schedule, within approved budgets, and to Deveraux’s quality standards.

- The expected salary range for this role is $145,000 to $175,000, with final compensation determined by the candidate’s experience, skills, and qualifications.
What you bring...
- Degree or diploma in engineering, architecture, construction management, building science, or a related field; equivalent progressive construction experience will also be considered.
- Minimum 7 years of progressive construction experience, including at least 3 years managing major multi-residential, mixed-use, or commercial projects.
- Demonstrated experience delivering cast-in-place concrete mid-rise or high-rise residential projects in the GTA, preferably valued above $50 million.
- Strong knowledge of construction contracts, tendering, trade procurement, change management, cost forecasting, scheduling, project controls, and closeout.
- Working knowledge of the Ontario Building Code, Occupational Health and Safety Act, Construction Act, municipal approvals and inspections, Tarion requirements, and common CCDC contract forms.
- Ability to read and critically review architectural, structural, mechanical, electrical, civil, landscape, and interior design documents for scope, coordination, constructability, and cost risk.
- Strong commercial judgment, negotiation skills, written communication, leadership, and ability to resolve complex issues while maintaining productive relationships.
- Advanced proficiency in Microsoft Excel and working proficiency with Procore, Bluebeam Revu, Microsoft Project or equivalent scheduling software.
- P.Eng., PMP, Gold Seal, LEED, or other relevant professional designation is an asset.
- Valid Ontario driver’s licence and ability to attend project sites and meetings throughout the GTA.
You will...
- Lead the construction delivery strategy from preconstruction and mobilization through occupancy, turnover, and project closeout.
- Establish project execution plans, procurement schedules, budgets, cash flows, risk registers, reporting protocols, and key project controls.
- Work with the Superintendent to develop and maintain the baseline construction schedule, monitor critical-path activities, assess delays, and implement recovery plans.
- Lead tendering, scope development, bid analysis, leveling, negotiation, recommendation, and award of trade contracts, material packages, and professional services.
- Administer contracts and manage commitments, changes, forecasts, contingencies, progress billings, statutory holdback, claims, and final account reconciliation.
- Prepare accurate monthly cost reports and executive project updates covering budget, schedule, procurement, design, safety, quality, risk, and key decisions required.
- Coordinate design deliverables with consultants and internal stakeholders, manage RFIs and site instructions, and ensure decisions are made in time to support procurement and construction.
- Chair project meetings and maintain clear accountability for actions involving consultants, contractors, suppliers, utilities, authorities, and internal departments.
- Support the Superintendent in resolving field issues, trade performance concerns, logistics constraints, and sequencing challenges.
- Maintain project compliance with contract documents, permits, quality requirements, health and safety expectations, and Deveraux standards.
- Coordinate utility servicing, municipal requirements, testing, commissioning, occupancy permits, Tarion processes, turnover documentation, and transition to property operations.
- Manage and mentor Project Coordinators and other project team members, setting clear expectations and supporting their professional development.
- Identify and escalate emerging risks early, provide practical recommendations, and maintain complete and defensible project records.
