Key Responsibilities
Operations, Leasing \& Tenant Relations
- Market Analysis: Review local rental trends continuously to optimize and set competitive, profitable rent structures.
- Attracting \& Screening: Oversee vacancy advertising, execute modern property showings, and conduct rigorous credit, background, and reference verification.
- Lease Administration: Author clear lease agreements, execute thorough move-in/move-out inspections, and manage timely lease renewals or terminations.
- Financial Oversight: Enforce strict rent payment deadlines, systematically manage late fees, and resolve delinquent accounts.
- Legal Compliance \& Evictions: Coordinate formal legal workflows for lease violations, including preparing documentation for and representing the company at RTDRS Hearings.
- Conflict Resolution \& Diplomacy: Mediate complex neighbor disputes, address resident complaints with empathy, and strictly enforce community rules and bylaws.
Facilities Management \& Asset Protection
- Routine Maintenance: Develop and execute preventative schedules for landscaping, snow removal, common area janitorial services, and HVAC inspections.
- Emergency Repairs: Coordinate rapid-response measures for critical facility emergencies (e.g., plumbing leaks, electrical failures) utilizing approved third-party vendors.
- Hazard Identification: Perform routine structural property assessments to identify and mitigate safety liabilities (e.g., poor lighting, uneven concrete, loose handrails).
Client Relationships \& Reporting
- Investor Relations: Act as the primary, professional liaison for property owners, building long-term trust through transparent, proactive, and timely updates on asset health.
- Financial Reporting: Compile, analyze, and deliver monthly financial performance packages to clients, including variance reports, cash flow statements, and balance sheets.
- Capital Expense Planning: Partner with clients to forecast long-term property improvements, presenting comprehensive cost-benefit analyses for major structural upgrades.
- Operational Auditing: Present property status reviews to owners, highlighting historical occupancy metrics, upcoming lease turnovers, and cost-saving operational strategies.
Leadership, Accountability, Goal Setting \& Team Management
- Operational Leadership: Foster a high-performance culture aligned with Welcome Co.'s core values, serving as a mentor to on-site staff and a champion of exceptional customer service.
- Accountability Frameworks: Establish clear ownership over portfolio performance, ensuring all property benchmarks, budget constraints, and regulatory timelines are strictly met.

Qualifications \& Requirements
Experience \& Education
- Education: High School Diploma required; a Bachelor’s Degree in Business, Real Estate, or Finance is highly preferred.
- Experience: Over 3 years of verifiable experience managing residential or multi-family properties.
- Licensing: A valid RECA Property Management License and/or an REIC Certified Property Manager (CPM) designation is preferred but not mandatory.
