Job Title: Facilities Engineer (Mechanical or Electrical) – High-Rise Tower Specialist

Position Overview
We are seeking a proactive and technically proficient Facilities Mechanical or Electrical Engineer to oversee the operation, maintenance, and performance of all MEP systems in our high-rise tower portfolio. This role is critical to ensuring the safety, comfort, and operational efficiency of the building's systems, from the basement plant rooms to the uppermost floors . The ideal candidate will bring a deep understanding of the high-rise environment, including system complexities related to vertical distribution, pressure management, and the logistical challenges of maintaining a tall building.
Key Responsibilities Operations \& Maintenance
- System Management: Oversee the day-to-day operations of all building engineering systems, ensuring they are 100% in good working condition. This includes HVAC, plumbing, electrical distribution, fire alarm and suppression systems, elevators, generators, and building management systems (BMS) .
- Preventive Maintenance: Develop, implement, and monitor consistent and timely preventive maintenance programs to maximize equipment uptime and lifespan .
- Inspections \& Troubleshooting: Conduct regular inspections of building facilities and systems, promptly identifying and resolving any technical issues or system failures .
- Compliance \& Safety: Monitor all safety programs to ensure the safety of tenants, residents, and visitors. Ensure all MEP systems and maintenance activities comply with local authority regulations and international standards .
Project \& Vendor Management
- Contractor Oversight: Manage service contracts with external maintenance and service providers. Evaluate performance and cost-effectiveness of contractors and provide technical input on proposals for repairs or improvements .
- Project Handover \& System Acceptance: Participate in the inspection and handover of new tower systems, ensuring they are accepted in full compliance with project specifications and ready for seamless integration into the facility management system .
- Tenant \& Stakeholder Relations: Respond to and resolve tenant or resident complaints regarding building services. Oversee tenant renovation works to ensure they conform to approved plans and do not impact building systems .
Technical \& Administrative
- Documentation: Prepare and maintain comprehensive maintenance reports, equipment logs, and parts inventories .
- Budget Support: Assist in the forecasting and monitoring of the operational budget and maintenance expenditures .
- Innovation \& Efficiency: Promote innovations and new technologies that drive operational efficiencies and reduce costs in service delivery .
Qualifications \& Requirements Education \& Experience
- Education: Bachelor’s Degree in Mechanical or Electrical Engineering .
- Experience: A minimum of 5+ years of relevant experience in building maintenance and operations. Mandatory experience: Proven track record working on high-rise, supertall, or complex tower projects is essential .
- Registration: A Licensed Professional Engineer (PE) or Chartered status is highly preferred .
Technical Skills
- Core Systems Knowledge: Expert-level knowledge of core high-rise MEP systems, including HVAC (chillers, AHUs, cooling towers), electrical distribution (MV/LV, generators), plumbing \& drainage (booster pumps, drainage), and fire protection \& life safety systems .
- High-Rise Specifics: Demonstrated understanding of system zoning, high hydraulic pressures, building movement/deflection, and complex vertical logistics that are unique to tall buildings .
- Software: Proficiency in Building Management Systems (BMS), CMMS (Computerized Maintenance Management Systems), and familiarity with design/modeling tools like AutoCAD and Revit .
- Code Knowledge: Deep knowledge of relevant building, fire, and life safety codes (e.g., NFPA, IBC, ASHRAE) and local authority regulations (e.g., DEWA, Civil Defense) .
