Coal Creek Properties Corp. is seeking a motivated and detail-oriented Development Project Specialist to join our growing team in Morinville, AB. About the Opportunity
The Development Project Specialist supports the planning, coordination, and implementation of development strategies across a diverse portfolio of commercial, industrial, residential, and rural properties owned by Coal Creek Properties Corp. and 745284 Alberta Ltd. This role assists senior leadership in advancing property development initiatives by coordinating feasibility studies, master planning, stakeholder engagement, regulatory processes, and project planning and design activities.
Acting as a liaison between internal leadership and external stakeholders (i.e. municipal, provincial, and federal agencies, consultants, and community organizations), the Development Project Specialist applies a project management approach to support informed decision-making, orderly execution, and long‑term value creation across the company’s land and asset portfolio. This position will be of interest to those who like variety in tasks and are comfortable moving between high level strategy and technical detail.
Responsibilities
- Support senior leadership in the creation and implementation of overarching development strategies and long‑term vision for a diverse portfolio of properties to determine suitability for development and redevelopment purposes.
- Provide executive and administrative support to senior leadership as required, including coordination of meetings, consultants, and key deliverables.
- Prepare correspondence, briefing materials, presentations, reports, and documentation for internal and external audiences.
- Coordinate and/or prepare business cases and feasibility studies, including research, data collection, consultant coordination, and synthesis of findings into clear written reports.
- Act as a liaison with municipal, provincial, and federal governments and agencies on planning, land use, zoning, permitting, and regulatory matters.
- Serve as a primary point of contact with external consultants and industry professionals including planners, architects, engineers, lawyers, accountants, designers, and contractors.
- Coordinate master planning activities and participate in design charrettes and planning workshops.
- Assist with project planning and implementation of property upgrades, renovations, and infrastructure improvements.
- Assist in the conceptual design development of the built environment as it pertains to architectural and community master planning initiatives.
- Support property acquisition and divestiture activities through research, due diligence coordination, documentation, and stakeholder engagement.
- Create, maintain, and manage an inventory of existing properties, including development status, zoning, constraints, and opportunities.
- Participate in marketing and communication initiatives including presentations, events, and materials related to development projects.
- Conduct research on best practices, policy frameworks, and emerging trends to inform development strategies and creative problem solving.
- Manage and coordinate lease administration activities, including oversight of leases in Saskatoon.
- Apply a project management approach to coordinate timelines, deliverables, stakeholders, and reporting across multiple concurrent initiatives.
- Maintain professional, organized, and effective governance, communication, and documentation systems.
- Other duties and special projects as assigned by senior management.
Experience and Education Requirements
- 5+ years’ experience coordinating or supporting land development, planning, or infrastructure projects.
- Bachelor’s degree in urban planning or related discipline is required.
- Master’s degree in planning, Architecture or a related field is considered an asset.
- Experience coordinating consultants, studies, and multi‑disciplinary teams.
- Experience working in the private sector in a small to medium-sized business setting is considered an asset.
- Knowledge in sustainable practices as it relates to landscape architecture with applied experience in rural development and conservancy planning is considered an asset.
- Familiarity with the Alberta municipal planning context, including the Municipal Government Act (MGA), statutory plans, and regulatory processes.
- Experience and/or education in contract law as it pertains to the development and construction industries.
- Experience working within a municipal or government planning environment is strongly preferred.
- Experience working with or alongside Indigenous communities and organizations is considered an asset.
- Experience or familiarity with GIS, AutoCAD, Revit, SPIN, and related planning or design software is considered an asset.

- Demonstrated ability to engage constructively with diverse stakeholders, including Indigenous communities, government agencies, consultants, and community groups.
- Sound business acumen with the ability to balance strategic vision with practical implementation.
- Creative problem-solving skills and the ability to manage complex, multi‑stakeholder projects.
- Strong computer literacy with proficiency in Microsoft Office (Word, Excel, PowerPoint).
- Project management experience, including use of schedules, Gantt charts, and organizational tools.
- Capable with website coordination, consultant portals, and basic social media platforms.
- Valid Class 5 driver’s license.
- Ability to work flexible hours and remotely as required based on project needs.
