REQUIRED SKILLS AND QUALIFICATIONSHard Skills

  • Bachelor's Degree in Civil Engineering, Architecture, or Construction Management (preferred; equivalent practical experience also considered).
  • 4+ years of experience in construction or fit-out, preferably in retail, F\&B, HoReCa, or other multi-site commercial environments.
  • Experience managing 2–4 simultaneous projects at the regional level (small-format retail 60–250 sqm).
  • Strong knowledge of construction methods, building codes, materials, and cost estimation.
  • Hands-on experience with contractor management, BOQ review, and quality inspections.
  • Basic working level in any task tracker / project management tool (we will train on the company's system).
  • Confident user of Microsoft Excel or Google Sheets for budget tracking and reporting with mandatory hands-on experience in AutoCAD and REVIT; practical knowledge of SketchUp is considered a strong advantage.

Soft Skills

  • Strong leadership and team management skills. Ability to supervise contractors, site engineers, and maintenance staff.
  • Excellent negotiation skills for vendor and contractor management.
  • Clear and structured communication in Thai (required) and English (intermediate level required for coordination with foreign management).
  • Detail-oriented with strong organizational and time management skills.
  • Calm under pressure. Able to handle multiple deadlines and shifting priorities.
  • Valid driver's license and willingness to travel daily between sites within the region.

KEY RESPONSIBILITIES1. Daily On-Site Construction Management

  • Visit active construction sites every working day. Direct, hands-on supervision of contractors, subcontractors, and site engineers — this is a field-based role, not an office role.
  • Verify that all work follows architectural drawings, BOQ specifications, and WeedeN brand standards.
  • Identify deviations, defects, or risks early — resolve directly when within site authority, and escalate to the Head of Construction \& Project Management only for issues requiring strategic or cross-functional decisions, with clear photo evidence and impact assessment.
  • Coordinate with the Design team to ensure store fit-out reflects WeedeN's brand identity and customer experience standards.

2. Contractor and Vendor Management

  • Source, evaluate, and recommend construction companies and material suppliers in the assigned region. Build a reliable vendor network.
  • Lead the contractor selection process in coordination with the Procurement Manager — shortlist and evaluate contractors based on regional expertise, performance history, and site requirements, with final award aligned through the structured tender framework.
  • Negotiate scope and execution details with selected contractors after contract signing.
  • Maintain working relationships with regional vendors; document performance for the Approved Vendor List.

3. Budget and Cost Control

  • Prepare BOQ-based cost estimates for each project using the company's standardized template.
  • Evaluate contractor BOQs during bidding calls and manage on-site execution within the locked contract terms, authorizing zero budget deviations without prior approval from the Head of Construction \& Project Management.
  • Conduct thorough verification of completed works and contractual compliance, taking full responsibility for accuracy before submitting certified contractor invoices for final payment.
  • Identify cost-saving opportunities (alternative materials, vendor negotiations) without compromising quality or brand standard.

4. Quality Assurance, Safety, and Handover

  • Ensure all construction work complies with local building codes, safety regulations, and WeedeN's internal quality standards.
  • Conduct regular site inspections to monitor progress, quality, and safety compliance.
  • Implement and enforce safety protocols across all active construction sites. Zero tolerance for safety violations.
  • Apply the Zero-Defect Launch checklist before final handover. Coordinate snagging and contractor rectification of defects.
  • Authorize and sign off final handover acts, ensuring all site-specific delivery requirements are met before project closure.

5. Maintenance Oversight (Weekly QA)

  • Conduct weekly quality checks of the Maintenance Engineer's work in the region. Visit a sample of stores where tickets were recently closed.
  • Verify quality of repairs and consistency with WeedeN's standards. Discuss closed tickets with Store Managers.
  • Identify recurring problems (frequent breakdowns, weak SKU performance), take corrective action at site level, and escalate unresolved pattern issues to the Head of Construction \& Project Management.
  • Train Maintenance Engineer on new equipment SKUs after store openings.

6. Reporting and Coordination

  • Submit daily site progress reports with clear status updates, risk flags, and photo documentation.
  • Use the company's task tracker to log daily progress per store location — what was completed, what is in progress, what is blocked.
  • Work in close alignment with the Head of Construction \& Project Management on cross-functional coordination with Procurement, BizDev Team, IT, and Operations teams to ensure smooth handover of completed stores.
  • Manage project timelines and communicate delays or changes proactively to leadership.
  • Maintain organized records of permits, contracts, change orders, and as-built documentation.
  • Lead the site performance update in the weekly regional review call with the Head of Construction \& Project Management, presenting construction progress, risk flags, and forward planning.

7. Compliance

  • Sign and adhere to the company's Conflict of Interest declaration (renewed every 6 months).
  • Disclose any personal, family, or financial relationship with potential or active contractors and suppliers.
  • Follow the company's tender procedure: minimum 5 contractor proposals per tender, standardized BOQ, separation of roles (recommend / tender / sign).
  • Cooperate with quarterly audits of tendering and contract execution.
